Travellers generally dislike long or awkward transfers so the closer an airport hotel is to the airport terminal the better.
2: Airport Parking
Many airport hotels offer rooms with inclusive airport parking. This can often mean significant savings over booking hotel rooms and airport parking spaces separately.
3: Quiet Rooms
Proximity to an airport means that hotels have to contend with high levels of aircraft noise. Travellers prefer hotels with excellent sound-proofing to shut out the noise of those jet engines.
4: Free Internet Access
Since many of the people using airport hotels are travelling on business they appreciate being able to receive their email and work online. Many today think of this as an essential service.
5: Meeting Rooms
Rather than conduct business meetings in public areas it is far more preferable to use dedicated meeting rooms. Hotels which provide these facilities are favoured by many business travellers.
6: Shops
Gift shops in airport hotels allow the time-pressed business traveller to pick up those all-important gifts for spouses and children without the need to venture into town.
7: 24 Hour Food Service
The ability to get a hot meal, 24 hours a day, is cited by many business travellers as a top priority. This was particularly important to those who had experienced early morning flights before breakfast was available in the hotel.
8: Swimming Pool, Spa, Gymnasium
Facilities like swimming pools, spas , fitness centres and gymnasia enable travellers to relax and unwind. Many business travellers only choose airport hotels that provide these facilities.
9: Entertainment
While not the uppermost priority, many travellers said that they prefer hotels where there were some entertainment facilities.
10: Helpful Staff
Top class customer service is something that all users of airport hotels expect. Hotels which go that little bit further in ensuring that staff fulfil the needs of hotel guests are favoured by travellers.

I stayed in a cheap hotel in Melbourne about a year ago it was advertised as being close to the airport but it wasn’t that close and it was noisy. I since found a closer one and it offered almost all the details you list in the article except for gymnasium. Finding a good one near or at the airport is important when you travel a lot and once you find it it is best not to tell everyone!!!
